1. Master Service Agreement

This Master Service Agreement ("Terms") constitutes a legally binding contract between you ("User", "Associate", "Partner") and Gharvanta Technologies Pvt. Ltd. ("Gharvanta", "the Platform"). By interacting with the Platform services, APIs, or dashboards, you explicitly agree to the governance established by this documentation.

If you are acting as a representative of a Builder, Brokerage, or Financial Institution, you affirm that you have the requisite corporate authority to bind your organization to these Terms.

2. Scope of Services & Infrastructure

Gharvanta provides a high-performance digital ecosystem designed to unify the real estate lifecycle. Our platform functions through three primary capacities:

  • Information Facilitation: Direct hosting and distribution of verified property listings, architectural projects, and market valuation data.
  • Identity & Trust Management: Execution of KYC/KYB protocols to ensure that all Builders, Agents, and Owners on the platform are legitimate and legally compliant entities.
  • Transaction Facilitation: Providing secure channels for lead distribution, document exchange, and inquiry management.
IMPORTANT: Gharvanta is a technology platform and not a real estate agency or broker. We do not represent any party in property transactions, nor do we receive commission on sales/rentals. All final negotiations and financial settlements occur offline between users.

3. Professional Conduct and Data Integrity

Tiered Obligation Framework

3.1 For Builders and Developers

  • RERA Compliance: Mandatory entry of RERA project registration numbers. Providing fraudulent numbers is cause for immediate account termination.
  • Construction Tracking: Obligation to update project status truthfully (Pre-launch, Under-construction, Ready-to-move).
  • Asset Ownership: You certify that all renders and site photos uploaded are your intellectual property.

3.2 For Agents and Brokers

  • Exclusive Representation: You must have a valid authorization to list a property on behalf of an owner or builder.
  • Pricing Accuracy: Intentional "bait-and-switch" pricing tactics are strictly prohibited and monitored by our audit algorithms.

3.3 General User Conduct

  • No unauthorized crawlers/scrapers on /api/* endpoints.
  • No distribution of spam/phishing links through inquiry messages.
  • No impersonation of Gharvanta staff or other verified users.

4. Verification & Shield Protocols

Gharvanta employs a rigorous multi-stage verification process to protect our user base:

5. Intellectual Property and Licensing

All intellectual property on the Platform falls into two categories:

  1. Platform IP: All code, database schemas, UI designs, and the Gharvanta logo are proprietary assets of Gharvanta Technologies Pvt. Ltd. You are granted a limited, revocable license to use the interface for real estate purposes only.
  2. User Assets: You grant Gharvanta a non-exclusive, perpetual, worldwide license to host, display, and distribute your property data and media (optimized via Cloudinary) for listing promotion, SEO, and platform marketing.

6. Termination and Liability

Gharvanta provides the platform "AS-IS" without warranties of accuracy, performance, or result.

Limitation of Liability: In no event shall Gharvanta be liable for any indirect, incidental, or consequential damages resulting from property disputes, financial losses in real estate transactions, or technical downtime.

Banning Policy: We reserve the right to ban any account found in violation of our conduct protocols or those that provide fake KYC data. Ban decisions are final and non-negotiable.
